How to Buy a Land in Skyrim?

The Heartfire expansion added player homes to Skyrim that players can build from scratch. But before you can build a home, you’ll need to purchase a plot of land. 

There are three different patches of land that you can buy in the game. They’re located at different corners of Skyrim, such as the Pale, Falkreath hold, and the Hjaalmarch.

To buy these lands, you must complete a few quests for the Jarl of the respective stronghold.

After completing the quest for the Jarls and winning their favors, you can buy the plots from their respective steward for 5000 septims.

Heljarchen Hall

The first land is where you’ll build your home, Heljarchen Hall. It is located on the Pale, west of Blizzard Rest and southeast of the Tower of Mzark. To purchase this property, you’ll need to head to Dawnstar and speak with Jarl.

Upon your arrival at Dawnstar, you’ll see a few citizens talking about their recurring nightmare with the Jarl.

Next, head inside Windpeak Inn and speak with Erandur. He’ll give you the Waking Nightmare questline.

After completing the quest, head back to Jarl Skald and take on the quest to kill a giant. If you can’t start the second radiant quest, level up your character to 22 and try again.

After completing both questlines, speak with the steward of the Jarl to purchase the plot of land. The land will cost you a total of 5000 septims.

Lakeview Manor

The next purchasable piece of land is located north of Pinewatch and west of Guardian Stones. As the land falls under the jurisdiction of Falkreath hold, you’ll need to complete a few quests for the Jarl of the stronghold.

To get started, head to Falkreath and speak with the Jarl. You’ll need to complete a few different quests depending on who the current Jarl of the stronghold is.

If Siddgeir is current Jarl, you’ll need to complete a fetching quest and also kill a bandit leader. Then, speak with his steward Nenya.

If the Jarl of the Falkreath is Dengeir, he’ll allow you to purchase the land directly as a token of appreciation. Speak with the steward Tekla to buy the land for 5000 septim.

Windstad Manor

Finally, we have the land for Windstad Manor, located on the southwestern side of High Gate Ruins and the northeast side of the Abandon shack.

Unlike the other lands, here, you’ll need to complete an extensive quest to purchase this patch of land.

Firstly, you’ll need to head to Morthal and speak with Alsfur. He’ll mention a recent fire incident.

Speak with Jarl Idgrod Ravencrone to learn the details of the incident. She’ll send you out to investigate the site. This kicks off the “Laid to Rest” quest line. 

After completing the questline, return to Highmoon Hall and talk with Jarl. She’ll allow you to buy the land from her steward for 5000 gold septims. 

Note: Buying the Land alone will not do anything or change anything. You’ll need to build your house on top of it to make use of the land.
